What you get
A handwritten or downloaded lease is where most landlord problems start: missing addenda, unclear deposit terms, no pet rules. We fill it in from your listing and your tenant's application.
- The Texas residential lease, completed with your rent, deposit, dates and terms
- The addenda your property needs — pets, HOA rules, and lead-based paint disclosure for homes built before 1978
- Your house rules and any special terms written in clearly
- Sent to you and every adult tenant for e-signature
- A signed copy for you and every tenant

Frequently asked questions
Which lease do you use?
The standard Texas residential lease used by licensed brokers across the state, with the addenda your property needs. It's the same form tenants' agents expect to see.
What addenda might I need?
Common ones are a pet agreement, HOA or community rules, and — for homes built before 1978 — the federally required lead-based paint disclosure. We include the ones that apply to your property.
How long does it take?
Once you've sent us the terms, the lease is ready for your review shortly after. Signing usually takes as long as your tenants take to open the email.
Can I make changes before it's signed?
Yes. You review the draft first and we make your changes before it goes to the tenant.
How soon do I have to return a security deposit in Texas?
Texas law gives landlords 30 days after the tenant moves out and provides a forwarding address. The lease spells out your deposit terms so everyone knows them up front.
Do you give legal advice about my lease?
No. We prepare the standard Texas lease and addenda as a licensed broker's team. For questions about your specific legal situation, talk to a Texas real estate attorney.
